Notice is hereby given, in accordance with Texas Local Government Code Session 43.063, that the Mount Vernon City Council will hold public hearings at the City Council Chamber, City Hall, 109 North Kaufman Street, Mount Vernon, Texas, Tuesday, July 12, 2011 at 6:30 p.m.
and Tuesday, July 26, 2011 at 5:30 p.m. to consider the following:
All that certain lot, tract or parcel of land situated in Franklin County, Texas, being a part of the JOHN CRAIN SURVEY A-91, and a part of the S.C. COWAN SURVEY, A-107, and also a part of that certain 66.75 acre tract described in deed from Milton T. Goswick, et ux, to O. E. Lindley, recorded in Volume 55, Page 459, of the Deed Records of said County, and bounded as follows:
BEGINNING at an iron stake for corner in the East line of the said Lindley 66.75 acre tract at the point of intersection of said East boundary line with the South line of Interstate Highway No. 30, said beginning point being situated South 03 deg. 26 min. West 651.06 feet from the Northeast corner of the said 66.75 acre tract;
THENCE South 03 deg. 26 min. West along said East line, 240.46 feet to an iron stake for corner in the centerline of a branch;
THENCE North 70 deg. 37 min. West along said centerline, 113.08 feet to a stake for corner in the East line of a channel easement conveyed by Ida A. Lindley to the State of Texas (Volume 81, Page 77);
THENCE South 22 deg. 46 min. West along the East line of the said easement 50.00 feet to a stake for corner, the Southeast corner of said easement;
THENCE Northerly along the West line of the said easement around a curve to the right (Radius=337.94 feet), through a center angle of 76 deg. 00 min., 445.94 feet to the end of said curve;
THENCE North 08 deg. 46 min. East, continuing along the West line of the said easement, 31.3 feet to an iron pipe for corner in the South line of the Interstate Highway No. 30, the Northwest corner of said easement;
THENCE South 66 deg. 46 min. East along said South line, 368.69 feet to the place of beginning, and containing 2.087 acres of land, more or less. There being 0.915 acre as a channel easement conveyed by Ida A. Lindley to the State of Texas, recorded in Volume 81, Page 77, Deed Records, Franklin County, Texas, included herein.
BEING the same land conveyed in Warranty Deed with Vendor’s Lien, dated January 11th, 1989, executed by W.G. Spharler and wife, LaVerne Spharler to Gilber Caraballo and Maria T. Caraballo, recorded Vol. 210, Page 439, Deed Records, Franklin County, Texas.
